In recent years,the real estate market has undergone new changes in its operational status.New urbanization has been continuously promoted,the age of stockrooms has come to an end,and the housing system for renting and selling rights has been introduced,along with the introduction of policies to limit purchases,limit sales,limit prices,and restrict loans.The real estate market structure has gradually changed.Seizing the opportunities and occupying head resources and markets have become the key to success.The status quo of the strong and permanent,forcing major housing companies have to go to the path of rapid expansion and transformation.The integration and extension of business in the real estate industry has become more frequent.Under the influence of the Internet information age,there has been a gradual emergence of industry competition in which all flowers are blooming,and the development trend of the industry is also more prominent.With the changes in the competitive environment of real estate companies,the company's core competitiveness can no longer meet the needs of the current market development,it must be updated and upgraded in order to adapt to a dynamic business environment.In this context,this paper puts forward the concept of dynamic core competitiveness of real estate companies,and adopts the grey multi-level analysis method to evaluate the dynamic core competitiveness of real estate enterprises in order to provide guidance for the sustainable development of the enterprises.Based on the study of relevant literature,this paper studies the dynamic core competitiveness of real estate companies.The full text is divided into seven chapters.The first chapter mainly expounds the research background and significance,and analyzes the development status and problems of dynamic competence and core competence.Based on this,it puts forward the research content,research methods and technical route of this article.The second chapter mainly summarizes and expounds the related theories of the concept,characteristics and dimension division of dynamic capability and core competence.The third chapter elaborates the connotation and its constituent elements of the dynamic core competitiveness of real estate companies,and analyzes the specific content involved in these factors.The fourth chapter constructs the dynamic core competitiveness index system of real estate enterprises according to the elements of dynamic core competitiveness of real estate companies.The fifth chapter summarizes the characteristics and limitations of the existing evaluation methods of various core competences,points out the advantages of the grey multi-level analysis method,and builds an evaluation model of the dynamic core competitiveness of real estate companies.The sixth chapter applies real estate enterprises dynamic core competitiveness evaluation model to A and B real estate companies,and obtains the comprehensive core level of dynamic core competitiveness of A and B real estate enterprises.The seventh chapter puts forward suggestions on improving the dynamic core competitiveness of real estate companies from five aspects:human resources management capabilities,innovation capabilities,brand building capabilities,financial management capabilities,and integration capabilities,and summarizes the research work in this paper.The innovation of this paper is based on the theory of dynamic capabilities and core competence,combined with the status quo of real estate enterprises in China,puts forward the concept of dynamic core competitiveness of real estate enterprises,and proposes innovatively and constructs a reasonable evaluation index of dynamic core competitiveness of real estate enterprises.The system uses grey multi-level analysis to evaluate the dynamic core competitiveness of real estate companies.
