The commercial real estate is a large-scale commercial item getting together the service such as retailing and so on and its area is from 50,000m2 to 400,000m2. Its main form includes compound/multifunctional commercial city, plaza/shopping mall, commercial street and special market and it is usually constituted of bazaar, Hypermarket, super-market, monopolization shop, entertainment , restaurant, commodity wholesale and so on.Before 2002, on the whole there was no systemic programming and management for our commercial real estate exploitation and the so-called management was just limited to the rent and simple service. With the rapid economy development, the formerly retailing and wholesale market have been not meet the requirement of the retailing and wholesale development, and the rising commercial real estate form such as compound/multifunctional commercial city, plaza, commercial street and special market obtained rapid development promoted by the social requirement.In fact, on the other hand, most of exploiters of many large-scale commercial real estate items had no relevant experience in the management of commercial retailing and much serious problem appeared during the feasibility evaluation, business-recruiting, form-design and management, which seriously influenced the item to run in the tails. Indeed, some items were destined to be aborted because of the great difference between them and the requirement.This article, based on Zhengzhou and facing all country, and according to my own experience in the commercial real estate, makes a systemic analysis and argumentation/discussion for the whole course of the exploitation and management of the commercial real estate, and especially makes some in-depth and detailed research on t many key points/nodes.This article is composed of five parts. The first part defines the commercial real estate and concludes the mutual problem in the commercial real estate exploitation on the basis of systemizing (or: systemically neatening and analyzing) the commercial real estate actuality in our country. The second part mainly discusses the feasibility study of the commercial real estate exploitation strategy, and gives the idea and suggestion for the purpose of increasing in value, evading risk, prophase evaluation, market orientation,...
