With the rapid development of economy and society in China, the urbanization is speeding up; and the expansion of urban land makes the contradictions of city land supply and demand become increasingly acute. According to the national conditions of land resource, the best approach of development to urbanization in China is urban land intensive utilization. It is an urgent problem that how to improve urban land intensive utilization efficiency and intensively use the limited resources of urban land. The scientific evaluation of urban land intensive utilization is the premise and foundation to formulate specific measures and land policies. On the basis of review and analysis on the related research at home and abroad, firstly, this paper researches the characteristics of land utilization in city districts, and qualitatively analyses the distinction and relation of land utilization pattern, structure, strength et al in city, function areas and districts. Secondly, by detailedly analyzing the driving factors of urban land intensive utilization, we construct the evaluation index system of urban land intensive utilization in middle level, then measure the level of land intensive utilization in different districts with AHP and multi-objective evaluation model. Thirdly, as taking Wuhan city for example, the article calculates the level of land intensive utilization in Wuhan central districts from 2004-2008. Through analyzing the spatial correlation of Wuhan central districts with GeoDA095i software, the article reveals the spatial distribution pattern of land intensive utilization level in Wuhan. By setting up the spatial regression model, the paper analyses in depth the impact factors and its spatial mechanism on the neighboring regions. Finally, in view of the conditions and characteristics of land utilization in Wuhan, the article put forward some relevant measures and advices.Based on the theoretical study and empirical analysis, the conclusions include several aspects as following:(1) analyzing qualitatively the distinction and relation in city, function areas and districts; constructing the evaluation index system of land intensive utilization of the districts in larger and major cities. (2) In Wuhan, the levels of land intensive utilization in central districts are generally the trend of ascent from 2004-2008; the levels of land intensive utilization in Jianghan and Qingshan Districts are the highest, the levels of land intensive utilization in Jiang'an,Qiaokou and Wuchang Districts are middle, the levels of land intensive utilization in Hanyang and Hongshan Districts are low. (3) The levels of land intensive utilization in central districts of Wuhan have strong negative spatial correlation and the spatial correlation has increased year by year. It has formed the ladder-type spatial distribution pattern that Jianghan and Qingshan Districts are the center. (4) With the comparative analysis on the general linear regression model, spatial lag regression model and spatial error model, we find the spatial error model has the best result. It shows impact factors not only influence the level of land intensive utilization in one district, but also influence the neighboring districts. (5) The spatial quantitative analysis of the impact factors reveals the importance of impact factors and their spatial effects on urban land intensive utilization of neighboring districts.
