The University Research Park (URP) is a popular issue in the era of knowledge economy, it is a bridge for the university to serve the community, and an important public infrastructure in the innovation society, plays a key role to enhance the nation to the sustainable development. The real estate related business activities is one of the essential works of URP. Coinciding with the unique function of the URP, its real estate related activities in development and operation management (DOM) are different from other ones. It's necessary to deep understanding the characteristics of URP real estate. Relying on establishing a standardized, easy-operational DOM system, the practice of URP real estate can be good guided to help URP accomplish its functions. But so far, there is little systematical study on this issue. This, and also encouraged by my own work experience, prompted me to choose the development and operation management of URP real estate as the subject to study.This thesis is based on combing the theory and experience of URP. It tries to define the concepts of URP real estate related economics, to identify the unique attributes and reasons that dominate over URP real estate related business activities. I methodologically do some vertical and horizontal comparison and case studies ,by means of the related cross-disciplinary such as cooperation Mechanism between university and industrial sector, innovation management, strategic management, architectural planning and design, project management, SCM of real estate, asset management, etc.From the perspective of the real estate economics, the study focus on abstract the general concepts and principles of the real estate DOM of URP, aim to integrate the scattering research of URP and other disciplinary into a unified framework, to form a simple operational model.This paper is architected into six chapters; the first chapters detail topics of background, meaning, content and research methods. Chapter II describes the definition of URP and its real estate, and analyzes the relationship between them. Then induce the basic content of the real estate of URP, such as characteristics, business principles, marketing strategy, business model, and financing programs. Following those theoretical foundations discussed in the second chapter, from the chapterâ…¢to chapter V, they are research DOM in the three major stages of the real estate of URP, respectively, those stages are planning and design, execution, delivery and operation. In each stage, the research try to find out the specific issues need to be addressed and the resolving elements and principles in organizations, content implementation and control assessment aspectsI hope, from concept to action, the study can initially provide a relative complete and usable reference system on the DOM of USP real estate, It's better to be use to guide the practice.
