With case study In this paper, through lots of case study of development of Dongnan Group's allochthonous exploitation of real estate and change of management of exploitation of real estate, from analysis of business management, project management, organization behavioristics, system, control. I defined position of real estate development project and relationship between project and company, established organization and correspond managerial system to suit the needs of the development of real estate marketFive parts in this paper, article structure as follows:The first part is introduction. I discourse the background of research, range of research, frame of research and research viewpoints. I drew point views of that real estate developer must made real estate development project into hard core, made real estate developer into investment centre and administrative center, made real estate development project into production center, profit centre, cost centre, and established management system, management organization.The second part is specialized knowledge. Expositions included development of domestic and foreign, current situation of project management research, current research situation of real estate development project management.The third part is sketch of cases. I described general situation of the five real estate development project of Dongnan Group. Concrete conditions includes of Dongnan Group's management, straight line functional management in early periods, justified matrix management mode in later periods, and accrual difference between two kinds of management mode.The forth part is analysis of cases. From domestic development of exploitation of real estate, industry features of exploitation of real estate, plan of project management and Enterprise Strategy to analyze. Management mode of real estate developer must have corresponded with industry feature and suited the needs of the development of real estate market; real estate developer should have made a plan in detail; Management mode of real estate developer must have suited the needs of the development of Enterprise Strategy, suited the needs of Scaled development and avoid effectively control risk. I discoursed that real estate developer should have made a project management location exactly, so the real estate developer can established a effectively and suitable management system.The fifth part is conclusion and outlook. From the period of case analysis, we drew a conclusion that Dongnan Group can made improvement, such as corporate culture management, Human Resources Management and supply chain management.
