| In recent years, legal system on property services is increasingly sophisticated, pushing forward the flourish of the property services industry, with the adoption of property management regulations such as the Real Right Law and Interim measures for the urban residential property management housing charges. Now many companies begin to pay more attention to property services integrator and achieve good economic and social benefits, because the traditional mode of operation has become increasingly unsuited to requirements of diversified and personalized features. In this mode, the property services performance of company not only depends on the capacity of itself, but on the collaboration with suppliers and the management capabilities in service process of supply chain. Therefore, the performance evaluation of the property services companies is beyond the scope of the enterprise itself, and should be carried out from the perspective of the supply chain. This article is like this. It evaluates the performance of integrated property services provider in the operation of the supply chain.This article mainly studies on property services integrator and evaluates the performance of property services supply chain from the following points:firstly, explain the definition, characteristics, subject relationship, service product, structure model and process management of property service supply chain via comparison and logical methods of reasoning on the basis of broad access to information at home and abroad and drawing on experience. Secondly, from the perspective of property service integrators, factors affecting the property service supply chain performance are divided into two levels:the external-factors detailed through PEST analysis and the internal factors explored from principal status and influence factors. On the basis of the foregoing work, this paper tries to construct performance evaluation system and evaluation model of property supply chain, from finance, customer satisfaction, operational processes and development referring to the principle of balanced score card. Finally, the paper puts forward the proposals to improve property service supply chain performance from the property services Integrator perspective from four aspects of performance evaluation model. Through the discussions on performance evaluation of property services supply chain, this article aims to provide a guidance for property services industry and enterprise performance management practices, push forward the transformation and promotion of the development mode of property services industry and make the property market more mature. |
