The Conformity And Deviation Of The Design Goal And The Market Demand

The rapid rise and quick forward development of real estate has become an important economic phenomenon in contemporary China. The real estate, as an important pillar of the national economy, not only concerns rapid development of the Chinese economy but also concerns the survival of the changing society. Especially in recent years, the real estate in China has experienced another round of surprising development. Meanwhile, architects in design institute seemed to be a bright and fantastic career in people’s hearts.In fact, the leading right and discursive power of architects is very limited in the process of cooperating with the developers of real estate. They are a group of dancing architects with shackles. Architects and the developers of real estate is pair of cooperation relations with contradictory. In the operation of the entire project, the thoughts and opinions of architects, to some extent, deviate from the developers of real estate, and also a certain level of conformity makes it finished smoothly. This article, with the aid of comparative case, tries to analyze the deviation and conformity in the cooperation of architects and the developers of real estate.There are three cases are selected in this article. Chapter two made a comparative research for each case from four aspects, namely, design/planning subject, design/planning carrier,design/planning positioning and design/planning product. This part makes up most of the whole article. With the connection of comparative case, chapter three regulates and explains the design/planning subject, design/planning carrier, design/planning positioning, the meaning and the content of the design/planning products, and then introduces the architect’s design goal and the deviation and conformity with the market demand. It can be said that the whole structure of the article is a flashbacks one. That is to say, it has example analysis as its arguments, and at last summarizes the arguments.In the part of conclusion and prospection, the author hopes to improve current problems in cooperate with architects and the developers of real estate, especially in the aspect of residing safety and living comfort from social public. The author hopes that the two sides can mutual respect, mutual trust and mutual support so that they could work together to create the products with economic benefits and social benefits. The author also hopes that the efforts of architects can get proper respect and attention, and get professional discursive power they should had, so the author tries to put forward her opinions and methods.
