Study On The Evaluation Of Commercial Residential Building’s Architecture Design Scheme

The design phase is an important stage in the process of real estate development.An outstanding design scheme is the key factor to sucessful preparatory work and it affects the development of the project. The design of residential building is in close attach with the society and our people.And it is the most importment and common type in all of the construction project. In the current process of our country’s rapid economic development, people’s living standard is a substantial increase,and more demands are rise for residential’s design qualty. The evaluation of residential design scheme is receiving greater attention by more and more developer.At present, the evaluation of residential building’s design scheme of our country is overwhelmingly dependent on the expert’s subjective experience, the reliability of the evaluation is not strong and the method is backward, and there is no scientific evaluation index system. So a more systematic and scientific evaluation index system and reasonable method is needed to security the fair environment for the evaluation and selection of the architecture scheme on design stage. The introduction of hierarchy extension model in the evaluation of commercial residential building’s architectural design scheme can eliminate the deviation which caused by human factors to some extent, and conductive to make scientific decision, raise the policy maker’s effective grasp each level’s evaluation conclusion of the design scheme.This paper introduces the situation of the evaluation system of domestic and foreign residential,outlines the concepts of commercial residential building and architectural design,and deeply explores each index which effects residential building’s architectural design scheme. A set of commercial residential building’s architectural design scheme evaluate system that include three levels, four first class indexes and sixteen bottom layer indexes is built,and more specific and operable evaluation criteria is given to describe each indicator in the index system.Finally, the steps for the building of the extensive comprehension evaluation model of commercial residential architectural design program are described, and the use of this model of monosoque residential building’s design scheme is evaluated.This research result provides certain reference for the application of this method in the field of the evaluation of commercial residential building’s design scheme.
