In recent years, with the prosperity and development of the real estate market, thehigh housing prices appeared in many cities, which is beyond the scope of the majority ofresidents can afford. Housing issues have attracted more and more attention. Youth groupis a special group of urban residents. Most of them just had jobs, their income istemporarily low and savings are less, but they also face the problems of marriage andsupporting the elderly. So their housing difficulties are more severe. Young college facultyis a particular part of this group. They have high degree and abilities, they are an importantpower that can not be underestimated. It has important significance to solve their housingproblem.There are mainly two kinds of housing, one is commodity housing, the other isindemnificatory housing. Commodity housing is for higher income families, andindemnificatory housing consists of low-rent housing, affordable housing and publicrental housing. Affordable housing is mainly for urban low and medium-income families,low-rent housing is for low-income urban families, while the public rental housing ismainly to ease the temporary housing difficulties of new low-income staff. Most youngcollege faculty can not afford the commodity housing due to the high prices, and they alsodo not meet the access standards of the affordable housing and low-rent housing, the publicrental housing has just been started, which is not available in a short time. This part ofyoung faculty belongs to the―Sandwich layer‖, their housing problems must be resolved.This study is from the following aspects, making some research which is based inShanghai; the first chapter presents the background of the major research content andresearch methods; the second chapter defines some concept, describes some theory ofhousing and the review of existing studies is made.The third chapter introduces polices of real estate market and indemnificatory housing,the comparison of different access standard of housing policies in Shanghai and analysis ofhousing supply of Shanghai through relevant data are made, it’s found that most residents’income can not afford a house and young faculty can not enjoy the indemnificatoryhousing policy. In chapter four, the housing condition and demand of young college faculty areillustrated by the data of survey in Songjiang university town, these issues are alsoanalyzed according to different ages and data validation, in-depth interviews are made tostate the problem, and the K-means clustering is used to classify the respondents, it’s foundthat most young faculty indeed has housing problems while they really have stronghousing needs.In chapter five, housing polices of some universities in Shanghai are collected andcontrasted to explain how much they can solve young faculty’s housing problem.In chapter six, main countermeasures are proposed according to the results of analysis:one is to construct―the faculty-rental housing‖with cooperation of the government,college and society, giving priority to young faculty, and the reference way of constructionand management are listed. The second is to implement the mode of matching incrementalrepayment, two ways of increment are setted and compared with average capital methodand average capital plus interest method, which are usually used now, the conclusion is thatthe matching incremental repayment is more suitable to young people’s income trends.In chapter seven, the main research achievements and problems to be further studiedare summarized.
