Now, the commercial real estate in China has entered a period of rapid development. However, commercial development and construction of the project is a complex and systematic work. A successful commercial projects has been needed to achieve "control" from the pre-positioning, design phase, construction phase,cost controlling to operations management. The commercial real estate development in China has just started, so, the experience in construction and operation of the Commercial project is matured case from foreign developed countries. But because of different environmental and management model, which has led to commercial projects cannot to be able overall to imitate, change constantly appeared in the process of project construction, even after the completion of the project, the concepts and functions are quite different to the original planning of the design. The reason is because during regular commercial project development and construction, creation and control of information is difficult which resulting in failure of the project for lacking of information, poor transmission in life cycle. Now BIM is already deeping into the development and construction of the project in the whole process, especially has a great role for the complex structure and special shape building.This paper studies the development process of BIM and theory and technology applications such as main content. Through analyzing the current development of commercial projects construction model and disadvantages in China, we point out problems on the current commercial project development and construction. After being combined with BIM technology superiority and the characteristic, we summarize the suitable way of the commercial project development and construction of the Chinese characteristics.This paper adopts the typical case of the analysis method, and through dissecting the process of commercial projects construction of the Port of Tianjin Dongjiang service area. BIM technology in commercial projects for the entire life cycle of information creation and control methods are analyzed in detail to elaborate the main obstacles in the development and construction of the East Port commercial projects, and are described the solution basing on BIM model, which arrive at a final conclusion that the application of BIM project information management to solve business problems is helpful to reduce the project implementation cycle, to achieve cost and quality control, and to get the most benefit. |
