“Real estate problem is a people’s livelihood problem”. With the continued realestate price rising in recent years, the factors and its degree which influence the realestate price formation has been a hotspot in China. Analysis of the influence factors,its rule and the potential change direction of the real estate price formation willsupport a positive evidence for the government’s real price control, at the same time,support a reference for consumer’s and real investor’s decision.This article takes housing price data as the real estate empirical foundationfrom2010to2011. With the help of the CASS7.1component to build development ofapplications, obtaining the coordinates of sample points from the residential. The realestate prices take as the spatial variables. The coordinate import space analysissoftware Surfer8.0, then interpolate grid to Fuzhou’s housing price by Kriging,drawing the three-dimensional space of the housing price distribution maps, the windrose and the isograms. On this basis, this article explains the characteristics of thespatial distribution of housing prices in Fuzhou.In view of the housing price space characteristic’s evolution in Fuzhou. Thisarticle has combed the municipal housing price factor, constructed housing priceinfluencing factor indicator system separately from the macro economic, the demandand the supplies angle in Fuzhou. Combined with the Fuzhou housing market data,using principal component analysis method and entropy method from the perspectiveof qualitative and quantitative analyze factors affecting the urban housing prices, hasstudied the influence factor correlation of the urban housing price. Finally usingregression analysis method to establish the model of regression analysis, analyzed thetrend of housing price fluctuations in Fuzhou city.The empirical results show that: the total financial revenue, the total number ofhouseholds, consumption expenditure per capita, the housing completed residentialareas, average volume rate are the main factors affecting the impact of housing pricesin Fuzhou City. Housing prices and consumption expenditure per capita, the housingcompleted residential areas are negatively correlated, and the total financial revenue,the total number of households and average volume rate are positively correlated withhousing prices in Fuzhou city.
