The Improvement Research Of Commercial Housing Land Use Right Segmentation Method

In the normal registration of land use rights, People generally using mean partitionmethod to Segmentation register of the real estate, namely equivalent construction areaget an equal amount of allocation of land use rights area. The size of land use rights areaof each housing ownership depends entirely on the building area size, which is notreflect the real property of ownership in essence. The study of this article is on the basisof this problem。Before1997, in the actual operation of segmentation register of the real estate haveno uniform method for the method of commercial housing land area was is not clearlydefined in the Bureau of Land Management land registration issued rules. Land useright segmentation registration system has many parts to be consummate, and there aremany contradictions and problems in practice. The author hope to establish a morereasonable and equitable land use right segmentation method through this study, and topromote the commercial housing land use right segmentation registration to the system,highly effective development.This paper analysis the factors of the commercial housing land which impact theLand use right segmentation registration, and established the evaluation index system,use the AHP model to identify the various factors of influence coefficient to guaranteethe right balance of commercial housing owner, promote the land use rightsegmentation register work. This paper uses the first land of Xian Jindi lake citylandscape as the case and calculates the segmentation area of the seventy-seven divisionunits in this filed. This paper summarized the research and put forward the innovationand shortcomings in the last chapter of this paper.
