With the speeding up of urbanization, industrialization and coordinated urban andrural development, rural land has been expropriated in a large scale, which results in theincreasingly sharp conflict in benefits. For one thing, the acquisition of collective landin rural areas is enlarging and collective economic organization and farmers lose moreand more land; for another, the compensation for the land acquisition given by the stateremains low. The compensation can hardly bring security for both the collective andfarmers. What is more important, there exists a gap between the price for landtransferring and the compensation given to the collective and farmers, ranging fromseveral times to several dozen times, even hundreds of times, while the landcompensation can only sustain the life of those farmers. It has a great influence on theproduction of farmers, who constituting the majority of population, agriculturaldevelopment and the stability in rural areas, which will turn out to be a critical issue forour present economic development and social harmony and stability.On the basis of analyzing the problems existing in the present collective landacquisition and house demolition compensation and their sources, the dissertationemploys theories as institutional economics, Marxist theory of rent and land price,resource economics, theory on the function of collective land in analyzing andexpounding value composition of collective land and house as well as its influencingfactors. It then redefines the value connotation of compensation, taking the material andnon-material factors into account. The dissertation also uses the theory of fuzzymathematics and the approach of principal component analysis to conduct theunbundled pricing research on compensation value, and then establishes the model ofunbundled pricing. With the case study of compensation practice of ChongqingMunicipality, the model will be verified and relevant house demolition andcompensation suggestions will be put forward on the basis of the research on relevantregulations and systems. The ultimate aim is to establish a complete compensation valuecomposition system and reasonable pricing method so as to realize the real equivalentfor a loss sustained, enhance the sensibility and efficiency in land acquisition and housedemolition, improve the present compensation model and finally accelerate theurbanization process and social development. The dissertation is composed of thereparts: Exploring the value connotation of collective land acquisition and house demolition compensation; Constructing a mathematical model on pricing of housedemolition compensation; Putting forward the regulation and system on collective landacquisition and house demolition compensation and suggesting countermeasures.Based on the research of value composition connotation of house demolitioncompensation and the establishment of a pricing model, the dissertation brings forwardsome specific and practical regulations and system so as to smoothly propel theacquisition and demolition work and promote the social harmony and stability.
