Currently, because of the large-scale migration of labor, the non-agricultural incomes improve constantly, so farmer’s dependence of land decrease gradually. In the new situation, agricultural land transference plays an important role in some aspects:allocate land resources, promote agricultural structure adjustment and develop rural economy. Therefore, the systematical study on characteristics and evolution rule of the farmland transference undoubtedly has important social efforts for advancing the development of the land rent market.This paper is mainly based on household economy theory, and explained the impetus of the land transference. Through the questionnaire investigations of peasant households in the3villages in JiangXi province in2001and2006years, and based on the present situation of large-scale migration of labor, the writer has carried on statistical analysis in the feature and the development of land rent market. This paper includes five parts:1. The first part introduces research background, objectives, significance as well as research summary of the farmland transference.2. The second part based on the summary of research, we try to distinguish three stages of farmland rent market as a time series after household contract responsibility system. After that we analyze the macroscopic changing of driving factors of farmland transference through statistical yearbook data on the ground of this time series. The analysis factors we choice include economic environment in rural areas, farm households population and labor, management scale and income structure.3. The third part mainly talks about the source of the data, the situation of the area, the characteristics of farm household and the feature of farmland management we selected. This paper also makes a statistical analysis about the feature and the market degree of land rent market before and after agricultural tax reform. The analysis shows that the paddy field transference begins to be of some size, but dry land and forest land transference develop slowly. The farmland transference has a higher level of marketability, and it is affected by the natural conditions of village in a way.4. The forth part mainly makes a comparative study on the land transfer before and after agricultural tax reform. The result shows that the proportion of farmers involved in the land transference becomes lower, the proportion of farmland involved in the land transference becomes higher. The marketability of land transference become higher and it has affected the will of farmland lease. Then, this paper also study on the impact of labor transfer to land transference. The result shows that the proportion of labor in the agricultural sector and the non-agricultural sector plays an important impact to farmland transference, the more farm households participate in the agricultural activity the more willing they rent in farmland.5. The fifth part gives the policy suggestion to make the land transference much smoothly based on the analysis of the whole paper.
