Along with the increasing farmland transfer in China, more and more scholars have launched research on farmland transfer. Generally, scholars prefer to analysis the factors affecting farmland transfer with econometric model, rather than theory construction and empirical analysis centering on rent mechanism. Through in-depth investigation on farmers behaviors regular pattern during farmland transfer, generalizing it as rent theory, is useful to explain and predict the rent form, contract choosing and farmland scale management, and so on. By asking the question "how does the rent form", based on the hypothesis of economic man, this paper study the rent mechanism of land transfer in china from theory construction and empirical analysis.At theory analysis part, referencing to related study, this paper constructs the framework of rent mechanism based on the hypothesis that peasant household maximize the management rent when faced with constrains: firstly, investigate the constrains that peasant household facing, including farmland property rights, rule of competition and transaction cost, and so on; then, analysis the factor substitution caused by the constrains change; and then through analyzing the economic meaning of the plus or minus of farmland self-management rent, point out that self-management rent determines the floor of land rent, and rent of renting management determines the cap of land rent; finally, analyze the contract choose.At the first part of empirical analysis, taking Houcheng town and Beiguang town in Taigu county as research area, this paper carrys on the questionnaire survey on village cadres, nursery large grower, common farmers and greenhouse planting. Based on the survey, analyze the constrains faced with peasant household from two aspects of internal and external, put forward the hypothesis of factor substitution and the hypothesis of farmland transfer, and verify through the comparison method. Then this paper put forward and analyze the differentiation of self-management rent in research area.At the second part of empirical analysis, based on the differentiation of self-management rent, this paper analyze the operation of rent mechanism in research area. Firstly, analyze the contract Characteristic and influence factor in research area, and point out the dual character of default of spontaneous farmland transfer. Then try to analyze the law of spontaneous farmland transfer rent: based on the analysis of nursery large grower searching for the peasant household of lower self-management rent and the rolling development of nursery industry restraining farmland transfer, this paper analyzes the demand of farmland from two aspects of nursery industry development stage and competition between nursery and corn, and analyzes the supply of farmland from two aspects of the differentiation of self-management rent and the competition among peasant households. At last, this paper tries to analyze the farmland scale management’ influence on rent level: analyze the equilibrium condition of farmland scale transfer under the restriction of constrain, and point out that the scale management raises the cost of transfer, and analyze the influence of too high rent on each participator.At last, this paper researches the policy cost when government carry forward the farmland scale operation policy. This paper analysis the cost of farmland scale operation policy when the land use is controlled in planting food crop, and predict the policy cost of different farmland scale operation mode according to relevant economic indicators.
