With the development of social productive forces,the people's material and cultural needs is growing.Land prices,as an important measure of the land market,especially urban residential land prices,which closely related to people's lives,have become an important topic of concern in the modern society.Different scales of urban residential land prices in space and time have obviously differences.The analysis of the spatial characteristics and influencing factors of urban residential land price in different scales could help to make lateral assessment about urban economic development and residents' living standard of cities at different scales,so as to reasonably control the residential land price and analyze multi-scale residential land prices,It has reference value for the regulation of urban residential land prices,rational development of residential land and real estate development.At the same time,it is beneficial to promote the sustained and healthy development of the city.This research is supported by the National Natural Science Foundation Project “Multi scale city land price variation research”(2015~2018a,No.41471090),the Hebei Province Natural Science Fund Project “Study on Structure Optimization of regional land price system and the reasonable range”(2015~2017a,No.D2015205225).Based on the land rent and land price theory,hierarchy theory and location theory,the national,provincial,municipal and county scale land price data and influencing factor index data are used as research objects.And on the premise of analyzing the spatial distribution characteristics of residential land prices in four scales in 2016,an index system consisting of 18 influencing factors was constructed,and ridge regression analysis method was used to analyze the influencing factors of multi-scale residential land prices.At the same time,it analyzes the influencing factors of the national scale in 2008.and explores the temporal and spatial evolution of regional residence land price and the influencing factors at multi scale.Concluded as follows:(1)Analyze the spatial distribution characteristics of multi-scale residential land price in the first.Judging from the national scale,Beijing,Tianjin and the capital cities of the southeast coastal area,namely Beijing,Tianjin,Shanghai,Nanjing,Guangzhou,Hangzhou,Fuzhou and Hefei,are the representatives of high land price areas,while the other areas are the lower land price areas;The spatial characteristics of the provincial scale are the downward diffusion of the high-value center circle in Langfang City;The spatial characteristics of the municipal scale show that the Shijiazhuang urban area is the center of high value and the external areas of the lower value show the strip or sheet distribution;The spatial characteristics of the county scale are presented as the divergence decrease of outer circle in the high-value center of Gaocheng city.(2)According to the analysis of the multi-scale factors in 2016,the major factors affecting the residential land prices in the national scale are the average wage of fully employed workers and staff,the urbanization rate,the tertiary industry's share of GDP,the resident population at the end of the year,the green covered area,population density and GDP per capita;the positive factors that have a great impact on the provincial scale are GDP per capita,the average wage of fully employed wor kers and staff,the tertiary industry's share of GDP,the urbanization rate,the number of full-time teachers of regular secondary school,the total social investment,and the total retail sales of social consumer goods.The area of administrative region i s the negative factor that has a great impact on the urban area.The factors that have a big impact on the urban area are the GDP per capita,the average wage of fully employed workers and staff,the tertiary industry's share of GDP,the urbanization rate,the number of full-time teachers of regular secondary school,the total social investment,and the total retail sales of social consumer goods.The positive factors that have a great impact on the county scale are per capita disposable income of urban res idents,total retail sales of social consumer goods,regional GDP,total social investment in fixed assets,the number of urban residents' medical insurance participation,the number of full-time teachers of regular secondary school,the urbanization rate;the agricultural output value is a negative factor that has a great impact.(3)Comparing and analyzing the influential factors of residential land price in different scales in 2016,there are the same influencing factors and different influencing factors.The residential land price levels at national scales,provincial scales and municipal scales are mainly affected by the general factors such as the overall economic level.The residential land prices at country level are mainly affected by the living standards of residents and other regional factors.(4)Taking the national scale in 2008 as an example to discuss the changes of the influencing factors at different time points.The changes of the influencing factors in the national scale in 2016 and 2008 show that in the past four years,with the economic development,the tertiary industry's share of GDP has increased,the labor has gradually transferred to the cities and the demand for housing and the requirements for the living environment have gradually increased.The degree of influence on urban social construction and the status of the population has increased,which has become a big difference in the influencing factors at the two time points.
