Location factor is one of the most important factors of affecting the real estate sales price. For residential real estate, location is also an important factor to affect its selling price. People are increasingly high requirements for their own living environment with the improvement of quality of life. Commercial residential buildings distribution of near water bodies is more susceptible to the attention of buyers. Based on the study of Changsha City, this paper studies the impact of water to the surrounding residential prices. Through the analysis of the average selling price of commercial housing, this paper explores the intrinsic link between water and housing prices. By comparison of the different water bodies around the price of commodity houses, this paper analyzes the impact of different water bodies on housing prices.Summary of water influence on housing price mechanism and also for the real estate investment and developers to provide reference for the choice of the project of water environment.On the basis of the sample point data of commercial residential buildings in Changsha City, through the comprehensive use of the category and case studies, this paper demonstrate the relationship between the water and housing prices from four aspects, such as the distance between items and water, water is visible, water area and water visibility level. The results show that, there is an inverse relationship between distance from water and residential prices; there is a certain relationship between the visibility of water and housing price; the river water show even more regularity with the lake water on the impact of size in the waters on housing prices; The water visibility impact on housing prices, showing a regular variation that the greater visibility waterscape, the higher housing prices.In the final part, this paper presents recommendations on to use high quality water features resources. For commercial housing developers, home buyers are willing to pay higher prices for quality living landscape. Residential developers should made reasonable assessment of high quality water features resources. Meanwhile, the accurate positioning which can effectively avoid the loss of profits by the unreasonable pricing should be determined by residential developers. For buyers, the surrounding environments of the residential projects have decided to live in comfort and appreciation of space.
