Financial evaluation of the real estate project is an important part of the realestate construction project feasibility study is an important basis of thedecision-making research; real estate is a capital intensive industries, with thecharacteristics of high input, high-yield, high-risk, while real estate investments aresubject to the influence of multiple factors of the national industrial policy and thetime value of money. In recent years, with the rapid development of China real estate,real estate investment is increasing, along with national policies have been introduced,the real estate market is rapidly changing. Financial evaluation of the system mustcarry out the project to avoid blind investment behavior and unnecessary investmentrisk.The purpose of this thesis uses a combination of empirical analysis andnormative analysis, research methods combining theory and practice. Draw onexisting real estate construction project financial evaluation literature, field researchto collect information and data needed, combined with a variety of financialevaluation report, the use of the theory of financial evaluation, the use of quantitativeanalysis and qualitative analysis of the combination of static analysis and dynamicanalysis a combination of analytical methods, the Four Seasons Garden constructionproject financial evaluation, theoretical analysis applied to the study of practice.The introduction of this paper introduces the background of the thesis, theresearch status at home and abroad, and dissertation research content and methods.The first chapter introduced the theory of financial evaluation. The second chapterdescribes the characteristics of the financial evaluation of real estate constructionprojects, processes, and financial evaluation of real estate projects contents and indexsystem. The third chapter is devoted to an overview of the Four Seasons Gardenconstruction project, considering the various factors and financial evaluation of theconstruction project of the Four Seasons Garden. Chapter IV taking into account the various uncertainties, identify and control the financial risk of construction projects ofthe Four Seasons Garden.The current real estate construction project financial evaluation studies focus onthe macro problems and theoretical study, and quantitative, specific data regarding thestudy is less, especially the specific project example research. On this basis, the thesisto the four seasons garden construction project as an example, focused on thequantitative aspects, data analysis of financial evaluation innovation research.
