With the rapid growth of China’s economic,China’s real estate industry is alsoexperiencing an unprecedented rapid development.However, in the rapid development of thereal estate industry,it has resulted many problems in China’s real estate industry.The housingprices is the core issue,resulting the high prices for the real estate market is because the threemajor imbalance: imbalance between supply and demand,the imbalance exists in housing andthe protection,and in the sale and the rental market.The primary factor is the imbalance ofsupply and demand.If it is allowed to develop continue,will be detrimental to the future healthdevelopmentof the entire real estate.Judging from the market situation,thegovemment,although the effect of regulation,but the effect of regulation,but the irrationalstructure of the supply and demand in real estate market has not been resolved effectively.Soit is necessary to create the causes of imbalances in the real estate market supply anddemand.On the supply side,affordable housing is obvious smaller than xommodity housing ininvestment scale and total supply,so it can not play its role.On the supply side,affordablehousing is obvious snaller than commodity housing in investment scale and total supply,so itcan not play its role.On the demand side,the effective demand of middle-and-low-incomepeople is inadequate,because of their low purchasing power and the loss of housingsupporting policies.Besides,the government and developers partly purchasing driven effectand economic profits which housing marketing gives to the national economy and ignoringthe housing safeguards intensify the imbalance of commodity housing marketing andaffordable housing marketing.This researeh,from social security,housing filters,rational choice theory perspective,combining the quantitative and qualitative studies method,and construction of gray-Markovforecasting mode predict the Tianjin affordable housing and commodity housing developmenttrends.analyses the inherent relationship between supply of shelters,housing demand andspeculative investment and deep-seated reasons for ensuring the housing security reform.
