Public rental housing is an important part of China’s housingsecurity system. It has great significance for improving the existing socialsecurity system, solving the housing problems of the urban residents, andfor achieving stable and healthy development of society and economy. Atpresent, the construction of public rental housing is in rapid andlarge-scale development stage, some public rental housing projects havealready been allocated for security objects. However, there is a lot ofwastage of resources in this process, public rental housing constructionand allocation mechanism needs to be optimized in theory and practice, inwhich rent management is one of the most important issues.The management of public rental housing’s rent has two aspects,including rent pricing and rent evaluation. At present, more research hasbeen studied on rent pricing in our country, while less research has beenstudied on rent evaluation. In the aspect of rent pricing, the paper hassummarized pricing models&methods on rent in China, and hasanalyzed their respective strengths and weaknesses. In the aspect of rentevaluation, the paper has analyzed the influencing factors of public rentalhousing rent, and has provided the rent evaluation principles andquantitative evaluation index system. Then, an empirical study has beenconducted on the cities of Chongqing and Shanghai in the method of thefuzzy analytic hierarchy process (FAHP).Finally, the paper has given related suggestion on the rentmanagement of public rental housing, and has made an in-depthdiscussion on related issues.
