The rent pricing mechanism of public rental housing is one of the keys to the operation of the public rental housing system.The establishment of a scientific and reasonable rent pricing mechanism is conducive to the improvement and development of the housing security system.At present,in the practice of public rental housing,the rent pricing standard is confused,the pricing method is single and so on.On the basis of studying the influencing factors of rent pricing and the principle of rent pricing,this paper takes Zhengzhou city of Henan province as an example to study the problems existing in rent pricing of public rental housing in Zhengzhou.First of all,it combs the relevant policies of Zhengzhou public rental housing,and understands the standard of Zhengzhou rent pricing and the way of subsidy.Secondly,by comparing the cost of public rental housing and the current rent of public rental housing,and comparing the rent level of public rental housing in Zhengzhou and similar cities,it is found that the rent level of public rental housing in Zhengzhou is too low.Difficult to recover the cost and pricing model single problem;Then,taking the similar cities of Zhengzhou city as the tie,considering the factors that affect the rent pricing comprehensively,adopting the grey relational analysis method,the reasonable rent of Zhengzhou city is calculated,and the result is analyzed.Finally,aiming at the problems existing in rental pricing of public rental housing in Zhengzhou City,this paper would give some proposals,namely,to speed up the issuance of housing security laws and regulations,and to improve the system of laws and regulations.We should strictly examine the cost of public rental housing,raise the rent of public rental house appropriately,strengthen the supervision of income and establish the dynamic adjustment mechanism of rent.This paper uses the methods of literature review and comparative analysis to compare and analyze the rental pricing model of public rental housing,and combs the policies and regulations of public rental housing in Zhengzhou.In-depth understanding of Zhengzhou public rental housing rent status.In addition,this paper also uses the method of empirical analysis,using factor analysis to screen cities similar to the economic and social level of Zhengzhou,using grey relational analysis,combined with various factors,to calculate the reasonable rent of public rental housing in Zhengzhou.The merit of this paper is that in the process of pricing the rent of public rental housing,all kinds of factors affecting rent are brought into the model as far as possible.In addition,in the process of rent pricing,the rent of public rental housing in similar cities in Zhengzhou is used for reference,and the reasonable rent of public rental housing in Zhengzhou is calculated.The method in this paper can also be used to test whether the rental price of public rental housing in a region is reasonable compared with its similar cities,and the unreasonable can be adjusted appropriately according to the specific situation.In general,it provides a feasible and reasonable pricing method for the rental pricing of Zhengzhou and the same type of cities in Zhengzhou,so as to solve the problem.The problems existing in the process of rent pricing of public rental houses in Zhengzhou are of practical value.
