Risk, in Chinese, refers to the constitution of the possibility and result of a dangerous situation. Generally speaking, risk means the rate of unfortunate things and the possibility of unexpected results. Risk in real estate mainly lies in the possibility of unbeneficial consequence and loss when an unwise investment is made, which include loss in investment capital and unsatisfying benefit anticipation. Due to the characteristics of real estate, such as fixation of location, huge investment, long construction period and easily-influenced by diverse factors, real estate exploration faces many risks.With the economic development of Tianjin, Xiqing poses an important role in the regional areas thanks to its capital assets development pattern. A large regional real estate project combines commercial area and infrastructure, with a total investment capital of billions of RMB. A successful project can bring success to a company and a happy life to people. Therefore, project planning begins to attract more and more attention of relative companies. Based on the project of Ni Huangzhuang in Da Si County, Xiqing district, the thesis makes a detailed analysis on the privately-owned real estate projects with government investment, and probes into the risky factors in exploration and construction, and then some preventive methods are put forward.There are seven chapters in the thesis. The first chapter is introduction, which includes research background and significance, structure and main idea of the thesis. Chapter Two is the Theory of the risk of investment in real estate projects, including the meaning of risk and characteristics, the risk of investment in real estate projects, and the risk management of real estate project development at home and abroad Research. Chapter three is the Xiqing District the Ni Huangzhuang block project profiles, mainly including the basic situation of the project, the project technical specifications, project positioning and sales expected. Chapter four is the Ni Huangzhuang block project of Xiqing District Tianjin market environment and financial benefit analysis, including the project market environment analysis, financial analysis and economic analysis. Chapter five is the analysis of Ni Huangzhuang plots project’s investment risk factors, including real estate investment risk factor identification method and Ni Huangzhuang plots project investment risk factor analysis. Chapter six is the prevention and control measures of Xiqing District Ni Huangzhuang plots project investment risk, including risk prevention and investment risk control measures. Chapter seven is Conclusion and outlook.
