With the new rural construction and city development, land expropriation has become a common phenomenon in china. But it appeared a lot of problems at the same time. For example, the price of land expropriation is not reasonable. It didn’t consider famers’social security and underestimate the compensation. Famers’right and interests couldn’t protect effect because evaluation theory and practice lagged. So this paper finds two kinds of evaluation method for this problem. It has a great practical significance.By using two or more kinds of method and in combination with local situation, we can analyze and determine the final valuation result. I choose the method of social value and urban datum land price to evaluate the expropriated land. The final result compared with the actual price we can illustrate the feasibility of the two methods.I mainly controlled the evaluation method of urban housing demolition when assessment the demolition houses in rural areas. So I choose the most common and applicable method which is called market comparison approach. But in the process of using market comparison approach we found the comparable factor correction in greater subjectivity. To avoid this situation, the paper introduces the fuzzy mathematics model, by using the Delphi method to determine membership function characteristics of the value, so that it can more objectively accuracy. It has an important significance for the improvement of market comparison approach.The article is divided into the following parts:the first part is the introduction, introduce this article research significance and logical framework. The second part is the literature review, reviews the domestic and international assessment of agricultural land and real estate development history, the system of foreign agricultural land evaluation and quantitative evaluation method of housing is worthy of our study; the third part introduces the method of farmland grading standards and evaluation of agricultural land, mainly introduces the classification step and the relationship between the evaluation of agricultural land. Finally it introduces several concepts about agricultural land price and illustrates the structure of agricultural land price. The fourth part through the example of valuation methods of agricultural land and make the scientific comparison. The fifth part discusses the valuation method of demolition of housing, as well as the improvement of market comparison approach, and introduces the model of fuzzy mathematics. It shows fuzzy concepts and the uncertain object on cognition has a very good effect. The quantitative calculation of housing prices is more reasonable and available in the practical case of the demolition of housing. The sixth part uses the improved market comparison approach analysis the example and compared with the traditional market comparison approach. The last part is the summary of the paper, it shows some suggestions and describes the deficiencies.We have a lot of evaluation methods for agricultural land acquisition and relocation of housing, but the choice is often based on qualitative analysis, It lays a scientific foundation through the introduction of mathematical model and has a great significance in protecting farmers rights and China’s economy.
