A Study Of The Behavior Of Government In Land Expropriation And Housing Demolition In The Stretch Of Wansong East Road In Ruian City

As with the increasing urbanization level in Chinese cities, the status quo of villages and cities have changed a lot. Land expropriation and housing demolition in villages has become a furious issue in our country.After the study of regulations in western countries and in some cities in China, from the perspective of the government, using the Game Theory, this Paper studies the case of stretch of Wansong east Road, discusses the reason why the government make a decision to do so.Firstly, this paper studies the issues which are most sever in land expropriation and housing demolition in China, one of them is public interest and the other is compensation of demolition. In this part, the experiences of western countries and some cities in China have been studied. Then, this paper summarizes the four periods of land expropriation and housing demolition in Wenzhou city, noticing the consistent with the changes of laws and regulations in China. Followed, a particular case of the stretch of Wansong east Road in Wenzhou city is studied, using the Game Theory, clarifying the elements and factors which should be taken into consideration when making decisions of land expropriation and housing demolition as government officers, and declaring that there are three working experiences of conducting land use expropriation and housing demolition, including the tailoring of the expropriation area when possible, formulating appropriate compensation of demolition, and seeking for the aid of judicial authority.The aim of this paper is to illuminate the process of land expropriation and housing demolition, to make people easily understand our government, to come to an understanding between public and government, to release the contradiction between public and government, so that we can have a harmony society.
