Study On Comprehensive Assessment System Of Sustainable Housing

The concepts of sustainable development, environment protection and greenbuilding have been widely accepted all over the world. And, the traditionalresidential model has been unable to meet people’s requirement of comfort, healthand environment. Also, the sustainable housing becomes more popular andgradually gained wide acclaim of the people, and the sustainable housing now is anew selling point for developers to sell housing products. Considering our nationalconditions and our residential market, this paper studied the sustainable housing andtried to create a new comprehensive assessment system to analyze the sustainablelevel of a house. The assessment system combines the essence of sustainabledevelopment, which are economic sustainable, social sustainable and environmentsustainable, strives to accurately describe and assess the sustainable housing’sfundamental connotation.Firstly, this paper analyzed the development tendency of housing, and found thatsustainable housing has played more important role. Also, BREEAM, LEED andDGNB, the most popular housing assessment systems were compared and analyzed.According to the analysis and the deficiencies of our native housing assessmentsystems, the author constructed a comprehensive assessment index system. For fullyimplemented the idea of sustainability assessment, the system added economic,socio-cultural and functional, process quality and location index, then constructed amore comprehensive system included five kinds of index. All levels of index’sweight were determined by AHP and entropy method, and then built acomprehensive evaluation matrix. Finally, did a case analysis with a sustainablehousing project, applied the sustainable system and matrix that mentioned in thispaper, also did an incremental cost analysis, and then, calculated all differentindexes’ sustainable value and the housing project’s total sustainable level.
