The real estate industry has been developing rapidly for more than ten years recently. The pricing problem has been the hot issue of theory and practice on research. Under the circumstances of market economy, the price self of commodity embodies the supplying and marketing relationship. Pricing of real estate not only has significant meanings for developer of real estate, but also the rational and scientific pricing for real estate has realistic meanings for maintaining society stability and keeping the sound development of economy from the point of view of social administration.Taking Benxi Taizihe New City Real Estate Project of Greenland Group as research background, the paper analyzes the forming system of real estate price and summarizes and cards the theory of real estate price. The paper analyzes the macro and micro environment which will be faced by the real estate project of Greenland Group, believing that the real estate market of Benxi City will have a prospective development opportunity and potentials in the future, and this provides support entry of the real estate project of Greenland Group into Benxi City. It analyzes in details the site selection of real estate project of Greenland Group and the pricing strategy of real estate project of Greenland Group. Applying comprehensively pricing method of cost plus percentage, pricing method of competitive guiding and pricing method of market guiding, it analyzes the advantages and disadvantages of these three kinds of pricing methods and considers comprehensively various methods and elements.It confirms that the pricing methods of cost plus percentage will be adopted mainly for the real estate project of Greenland Group, consideringauxiliary the market demand and competition etc. elements. After the pricing method for the real estate project of Greenland Group is decided, the profit rate and profit-tax rate of the project are calculated. It thinks that this project has stronger ability for earning. Through analytical method of profit and loss balance and analytical method of sensitivity, thinking that the risk of the project is under the controllable scope. Finally it reaches the conclusion of the paper, it also forecasts the trend of real estate of Benxi City in the future. In order to urge the sound and sustainable development of real estate industry of Benxi City, it puts forward the suggestions and opinions on the aspects of rule, policy and guarantee etc. for the government.
