At present,with the introduction of a series of macroeconomic policies such as government control of housing prices and adjustment of housing supply structure,coupled with the impact of public health events and economic downturn cycles,the development of the real estate market has been to some extent suppressed.How to develop a reasonable pricing strategy to meet consumer demand is a key issue in this research process.In order to further promote the stable development of the real estate market,it is urgent to optimize the pricing strategy of real estate projects,break the unreasonable pricing situation,and achieve new,rapid,and stable development of the real estate economy.This article takes the ZY Group Shijiazhuang project as an example to study the pricing of Shijiazhuang real estate projects under the economic downturn cycle.The specific research contents are as follows: First,based on the current pricing situation of ZY Group’s Shijiazhuang project,we found that there are problems such as not considering the price elasticity of the construction market,too high expected profits,difficult adjustment of fixed prices,and no adjustment of factor coefficients.Secondly,starting from the above four issues,we explore the causes of the problems in sequence,and find that changes in market and technological factors,optimistic opening and fundraising situation,and single project pricing reference are the main reasons for the current unreasonable pricing.Once again,by predicting the future average price of local real estate products,it provides key support for the reasonable pricing of ZY Group’s Shijiazhuang project.In response to the above situation,this article analyzes the relevant pricing influencing factors in the pricing strategy process of ZY Group’s Shijiazhuang project,and proposes reasonable pricing using cost plus and competition oriented methods.Proposed price correction methods for price base adjustment,payment method adjustment,and discount adjustment.At the same time,the implementation guarantee strategy for the reasonable pricing of ZY Group’s Shijiazhuang project is formed from four aspects: cost control,standardization of pricing strategies,optimization of management methods,and realization of marketing standardization.
