Study On Cost Management Of Dong Cheng Pearl Real Estate Development Project

Since the Reform and Opening up, China’s real estate industry has also experienced a great development, economic and social environment have taken place great changes. It seems that the traditional cost management thinking has been out of time, it is difficult to adapt to the development of new economic situation. Now, the real estate industry has now entered a new period of adjustment. The economy of the world has not completely get rid of the impact of the financial crisis, China’s monetary tightening, credit funds is inadequate, cost management of the real estate will be increasingly important.The ultimate goal of project development is to maximize the economic benefits, it is necessary for effective control and management of the project development costs, to enable enterprises to gain competitive advantage by reducing costs, the costs can be lower than the industry average, cost control for improving the competitive position has an important role.The paper selected Dong Cheng Pearl real estate project as cost management, the research has deep practical significance by combining the theory and practice.In this paper, we selected the East Pearl Real estate projects as the main object of study, and we combine the modern theory of the real estate project cost management, and combine with my own experience in the real estate project management experience, estimation, construction cost control and cost check and other aspects of the real estate project management from construction of the cost of real estate projects.After the analysis the project, we summarize the problems and causes of the East Pearl project cost management, project cost overruns for the idea of the project cost management system.In the design part of the project cost management system, this paper selects the cost estimating, cost budget, cost assessment, cost control angles, finally gives the measures for guaranteeing East Pearl project cost management which can be implemented smoothly.The paper refers to a lot of methods about cost control of real estate development project, and then we design the corresponding cost control methods as the characteristics of Dong Cheng Pearl project. This study has a strong guidance study. It provides a little of new reference value for the cost management research of real estate development.
