At present, China’s real estate industry is in an era of competition from disorderly toorderly and the process of experiencing an industry reshuffle, leads to the joint enterprises inthe industry, the integration of events emerge in endlessly, but accompany with the real estateenterprises in high-level managers frequent job-hopping, loss of real estate brokeragepersonnel at the grass-roots level. According to the zero point of the results of the survey, thecurrent enterprise faces a crisis of the first three most often in turn, is the human resourcescrisis, the industry and product/service crisis, respectively53.8%,50.0%and38.7%ofcompanies surveyed had undergone or are facing the crisis of the three. The human resourcecrisis is not only the Chinese enterprise faces the crisis, most often is one of the severe impactof the crisis to the enterprise, with33.7%of firms surveyed said had had a serious impact onthe enterprise human resources crisis. And the most typical human resource crisis is losingstaff, staff turnover not only brings to the enterprise the cost of direct loss, but also causedincalculable indirect losses, brought a potential hazard for the enterprise.This paper mainly adopts literature analysis, questionnaire investigation and caseanalysis, the paper analyzes the current situation of Tianshan real estate company staffturnover and its influence, put forward the strategy to solve the problem of Tianshan realestate company staff turnover. The author first clarify the concept of core staff turnover andstaff, and then introduces the model of staff turnover, respectively and March&Simon’smodel, Price’s model, Mobley’s mediation chain model and its extended model, for thefollowing research groundwork; Secondly, from the calendar year staff turnover statisticsanalysis of the company’s staff turnover of the status quo, and analyses Tianshan real estatecompany’s staff turnover of five influence; Further, through the design of personal basicsituation investigation, the job satisfaction survey, erosion tendency these three survey, verifythe author put forward the staff turnover model assumption, and from the perspective ofindividual and group perspective to solve the real estate company’s staff turnover problems tofind the root cause. Finally, the specific objective and practical performance management system fromestablishing the shape, pay competitive salaries, excellent corporate culture and set upTianshan staff management system four aspects as Tianshan real estate company solve theproblem of the staff turnover policy Suggestions are put forward.
