For ordinary people,housing is not only a place to live,but a "home",and it is a yearning for a good life.Since China's reform and opening up thirty years ago,people in all aspects of life in turn the world upside down changes,from the real estate industry,the real estate market has broad space for development,including the development of commercial housing market to get more people's attention,people's concept of housing has also been updated to change.In 1998,China's housing reform,China's commercial housing market gradually formed,in the form of new commodity housing to appear in front of people,and gradually become the focus of academic research and the object of people's attention.Nowadays,China's commodity housing market has been more and more mature after years of rapid development,but too fast development often brings many unavoidable problems.Among them,the problems of the most people and all circles of society are the price of commodity housing.For this reason,the state has repeatedly issued macro-control policies to control the phenomenon of high price of commercial housing.Local governments are also working hard to stabilize commodity housing prices in a reasonable range.Therefore,scholars and relevant government departments in the industry need to constantly explore and solve the problem of excessive rise of commodity housing prices,ensure the healthy and healthy development of commodity housing market,and achieve the people's dream of "home".This paper is based on the price theory of supply and demand,through the study of factors affecting 2001-2016 years of commercial housing price in Taiyuan,respectively,from the demand,supply and environmental factors influencing the 8 indicators of housing price in Taiyuan,using grey relational analysis model to determine the influence degree of the association of commercial housing price in Taiyuan,according to the association and put forward some reasonable suggestions on the stability of housing price in Taiyuan city with the development status of Taiyuan city commercial housing market.Through the gray relational analysis,empirical research on the price of commercial housing in Taiyuan this paper argues that,first,the influence factors of housing price in Taiyuan has ten,respectively is the income level,urban population,city development,land costs,the real estate investment scale,commercial housing construction area,the level of economic development,location factors,tax policy and credit policy.Second,the commodity housing market in Taiyuan has been on the rise in recent years,still maintaining the state of supply and marketing,and the price of commodity housing is rising steadily.Third,the factors that affect the price of commercial housing in Taiyuan are: land cost,income level,urban population size,credit policy,urban development level,economic development level,commercial housing construction area,real estate investment scale.Therefore,in view of the above conclusions,this paper believes that the increase of housing land price macro-control,optimize the housing supply structure,to further improve the housing rental market,curb investment demand for housing and explore the real estate tax levy is stable housing price in Taiyuan City,Taiyuan City,the necessary measures to ensure the smooth and orderly development of the commercial housing market.
