Residential land as an important part of the rural construction land, the idle brought a great negative influence. To use the rural residential Land sustainable is an important factor to ensure the rural social economy healthy, stable, and harmonious development. Therefore, to analyze the idle status of rural residential land and discuss the reuse is a great significance.This study through the questionnaire survey and participatory interviews, GIS technology for rural idle homestead data, using mathematical statistics, binary logistic regression and clustering analysis to study the characteristics and reason of idle homestead. Definition and classification of the idle homestead, explore the reuse of rural idle homestead under different social, economic and natural conditions. The main results and conclusions are as follows:1. Idle rural residential land is defined as:Farmers living in vacant residential land, without making any use or actual use of the process do not take advantage of the homestead. The idle range should include approved but not yet under construction, completed idle and demolition idle.2. Through investigation and analysis the present situation of rural residential land’s use and the idle situation, qualitative divided the residential land idle into four main factors:economic factors; social factors; management and policy factors; and resources and environmental factors. By using binary logistic regression model quantitatively the idle factors into homestead farmer’s age, migrant rate; whether or not understand the residential land and farming or working preference.3. Obtained from idle reasons, homestead obtain whether legitimate, if there are buildings on the ground, idle time, and using extent five point to qualitative classification of idle land. Using cluster analysis from idle time, idle area, idle reasons, and idle areas geographic economic factors divided idle residential land into economically developed area small and short-term idle, long-term economic factors leading idle, economic underdevelopment to comprehensive idle, non suburban short-term idle four types.4. According to the differences of regional economic, natural, traffic conditions, from the aspect of land consolidation, land transaction, residential land withdrew, put forward some measures and suggestions for idle residential land reuse.
