Along with the growth of the economics and the consumers’ needs,theneeds for commercial real estate is growing.. In recent years,Thegovernment introduced a number of policies to limit the rapid growth ofthe real estate prices in the residential real estate market, while therewas almost no the policy in the commercial real estate. In this respect,a number of opportunities are provided for investors. Chongqing CityCommercial real estate has made some progress in recent years. This articlemainly studies the following aspects:Firstly, according to the knowledge of western economics, analyzedfrom the demand and supply perspective, we can get the supply and demandcurve about the commercial real estate market, and the formation mechanismof the commercial real estate market price. Combined with the literatureanalysis, we can get the main factors from summarizing of the commercialreal estate prices.Then, combining with the specific data related to Chongqing commercialreal estate, I analyze and summarize the whole economic situation ofChongqing and the status of Chongqing Commercial real estate market.Thirdly, creating the AHP model about the Chongqing Commercial realestate prices,the order of the factors in the Chongqing Commercial realestate prices are: land transaction price, the number of commercial realestate urban planning, urban residents’ disposable income, the long-termlending rates, vacancy rates of the commercial real estate, the rentalprice of the surrounding commercial, population density, social fixedinvestment, retail price index, returning rate of investment, per capitaregion s GDP, the form of the commercial real estate, the completedarea of the commercial real estate, the rate of urbanization, the numberof road traffic, construction cost, the level of social security.Finally, combined with the specific data, I predict the ChongqingCommercial real estate prices by the gray prediction method. IN this process,I get a accurate result about the comparison with the real data. I estimatethe prediction will have a high level authenticity.I hope this related research can provide some reference value to theresearchers and the investors of Chongqing Commercial real estate.
