Taking taiyuan city as the research object of public rental housing rental prices, the purpose is for taiyuan city public rental housing rent pricing provides a set of reasonable pricing method, to make the taiyuan city’s public rental housing sustained and healthy development.The article through summary analysis of domestic and foreign advanced countries and the developed areas of public rental housing rent pricing experience, combined with relevant theory are briefly analyzed. Again throughing the analysis of various construction situation of taiyuan city public rental housing and the use of rent pricing method, I think there are some problems and the insufficiency. Then throughing some research reports, statistics yearbook and various statistical departments related website building management of government departments such as public information, to statistic, analyze and select.Using the most commonly used three rent pricing methods at home and abroad, to taiyuan city public rental housing has completed three project as the research object, the three projects, the cost of rent and the surrounding market of similar housing market rents for statistical computing, and then according to the urban low-income people can pay to determine the method of rents of public rental housing pricing.The author thinks that, public rental housing rent pricing must first consider the lessee’s personal ability to pay, because public rental housing is used to solve the problem of the housing difficulties of "sandwich layer", so to ensure that the above all is the rent price should be within the range of affordable "sandwich layer"; Second, public rental housing on the lessee’s personal ability to pay, can implement differential pricing method, according to the floors of public rental housing, orientation, location and space layout of the different differential pricing, because the income level of "sandwich layer" crowd was also there’s a huge difference, so that you can meet the different needs ofdifferent people; Third, when public rental housing in the rent price to consider surrounding the market rent price, public rental housing as affordable affordable housing will reflect it, if it can’t reflect and the surrounding market rent price advantage that will lose the essence of affordable; Finally, If the development of public rental housing want to last long, it must consider the construction of public rental housing costs, which requires governments in implementing the rent pricing should have corresponding subsidy policy, to ensure that the public rental housing "guaranteed small profit", to ensure sustained and healthy development of the public rental housing, and it can attract more and more real estate developers public rental housing construction development.So this article from the cost method, market method and level of personal disposable income of urban residents and so on to analyze, and then estimated at the same time, combining with the actual situation of taiyuan city and the measuring results.
