With commercial real estate projects to bring high profits, many developers have shifted from residential projects to commercials and these commercial real estate projects in the real estate industry's share is growing. But then there is fierce competition among real estate developers and the commercial real estate project develops difficultly and this leads to the great reduce of the profit rate. In order to respond to market changes, commercial real estate developers hope with low cost and high income approach to ensure the company's earnings. But at this stage, China's commercial real estate development enterprise project cost management method is not mature, and there are many problems in the project cost management, we can not meet the requirements of the company's development. Therefore, the development enterprises should strengthen the cost management of the project, conversion enterprises treat the attitude of the project cost management, strengthening the project cost management content, exploring under the new environment of advanced project cost management model for the survival and development of enterprises to seek a way out, foster the long-term competitive advantage.First of all, this paper describes the current situation of domestic and international project cost management, and expounds and analyses the concept of the project cost management of commercial real estate and commercial real estate projects. Secondly, followed by HD Real Estate Company in Nanchang project as a case, the analysis of the current status of the project cost management, the project cost management in the work of the problem. Analysis of the existed in project cost management framework is not reasonable; investment decision-making phase of the project positioning error; work in the early stages of land valuation is not reasonable and the land auction prices are too high; construction stage of the design units and construction units regulation is not in place; rental stage advertising cost is not reasonable; operation phase appeared phenomenon of chaotic management. Again according to the shortcomings of the project cost management, put forward in the investment decision-making stage should take full market investigation and Monte Carlo simulation technology of investment of evaluation and simulation; early stage should be the comprehensive assessment method to assess the value of the land, using the game theory in the land auction process to lower the cost of access to land; knowledge of construction stage by introducing the game theory analysis of behavioral strategies for the construction units and design units, construction units to better control and design units, in the bidding and construction process proposed practical cost control is proposed to achieve cost savings. Finally puts forward the optimization measures of project cost management in view of Nanchang Metro market project cost management, as well as some on safeguard measures to strengthen project cost management, the cost management of enterprises play a maximum effect.In this paper, through the analysis of cost management in each stage of commercial real estate projects, the combination of local and global, from the local perspective in order to achieve the whole process cost management. On the one hand, the application in HD Real Estate Company late in the development of commercial project cost control methods and countermeasures, provides the basis and the method of cost management for the development of commercial real estate project company later, in order to improve the efficiency of enterprise cost management, enhance the company's core competitiveness. On the other hand, through the relevant research and analysis, it is expected to provide some useful reference for our country's commercial real estate project cost management research, and provide reference for other commercial real estate developers project cost management.
