Application Research On Operation And Maintenance Management Of Commercial Real Estate Projects Based On BIMT Echnology

In recent years,the rapid development of China's economy has driven people's consumption enthusiasm,and commercial real estate development projects should achieve substantial development.However,commercial real estate projects are different from other real estate projects,and the economic benefits of most commercial real estate projects depend on the later operation and maintenance management.Due to the large number of participants in the operation and maintenance management stage,the operation and maintenance data is complex,and the operation and maintenance difficulty coefficient of commercial real estate projects is large.Today's traditional commercial project operations due to the backward management technology,operational management organizational structure level is more,many operations staff,the extraction of data resources time-consuming,laborious communication between various departments in a timely manner,even operational problems when mutual buck-passing,maintenance is not timely,the service life of the facilities to shorten wait for a reason,lead to increased operational costs,easy to fall into customer consumption experience,a vicious cycle of business depression.Commercial real estate project,therefore,to adapt to the market environment,maintain a long-term good profits,need to improve the traditional operational organization mode,and establish a set of practical operations of commercial real estate project management system,realize the commercial real estate project information,intelligence and intensification of operations management,has become a problem to be solved.Building Information Modeling(BIM)is able to integrate Information,process and resources in different stages of the whole life cycle of a project into one model.It is also an important database that can realize Information sharing.TypicalBIMmodels develop from three-dimensional to multi-dimensional.The operation and maintenance management can useBIMtechnology to realize the informatization and intelligence of the operation and maintenance management platform,make timely and accurate decisions and improve the service quality.This paper for building the commercial real estate project based onBIMresearch operations management system to do the following three aspects:(1)based onBIMtechnology in commercial real estate project operation and maintenance management,through the depth of mining traditional commercial real estate in operations management shortcomings,BIMconcept and value of application inBIMtechnology under the application value of the commercial real estate project operations management;(2)put forward the ideaof building the operation and maintenance management system architecture of commercial real estate projects based onBIMtechnology,conduct business process reorganization,takeBIMtechnology as technical support,and realize the operation and maintenance system architecture with five functions of the operation and maintenance management system;(3)analyze the application ofBIMbased commercial real estate project operation and maintenance,and summarize the application and application value ofBIMbased commercial real estate project operation and maintenance management system.Through the above three aspects of research,this paper presents the operation and maintenance management of commercial real estate projects under theBIMconcept and technology,so as to solve the difficult problems in the operation and maintenance management of traditional commercial real estate projects.The research results of this paper lay a foundation for the further promotion and application ofBIMin the operation and maintenance management of commercial real estate projects in China and have certain theoretical reference value.
