Study On Usability Evaluation Of Urban Ordinary Residential

The usability evaluation of urban ordinary residential is a complex thing, so the current research work in this regard seems a little lacking. Basing on the practicability influence factors specific situation in the residential district of Chengdu, this paper does some research about the usability evalution of urban ordinary residential. Evaluating the usability of urban ordinary residential not only reflects the people-oriented concept, but also practices the theory of sustainable development as well as the theory of life-cycle. The establishment of usability evaluation system of urban ordinary residential has some theoretical significance and guidance to the evaluation of urban ordinary residential. At the same time, it is beneficial to the overall evaluation of urban housing.In this paper, basing on the sustainable development, people-oriented, life-cycle theory, and study on the influence of characteristics of buildings, indoor environment, an outdoor environment of urban ordinary residential, puts forward the investigation contents of usability evalation of urban ordinary residential, and divide the evaluation level of investigation contents, according to the research results of the impact factors on usability evaluation of urban ordinary residential, builds the usability evaluation index system of urban ordinary residential. In the weight calculation, this paper adopts the usage of an expert evaluation to judge the relative degree of importance of each index level indicators and secondary indicators, and use yaahp Analytic Hierarchy Process software to determine the consistency judgment and calculate the index weight, this paper using the scoring system on secondary indicators’ final evalutions, making a score sheet about the usability evalation of urban ordinary residential, then citing the star assessment methods, rating the results of the case score. For further comparative analysis in this paper, adopting the Fuzzy Comprehensive Evaluation method to evaluate the usability of urban ordinary residential and to evaluate the results of the case, which from the low to high are divided into five levels Ⅰ-Ⅴ.This paper chooses two sets of representative community residential as case studies, in which case I scores 65.37 points, rated three stars; Case II scores 73.68 points, rated four stars. Using the Fuzzy Comprehensive Evaluation method to evaluate case I and the calculation result is M1=(0.2062 0.2482 0.3243 0.1623 0.0643). Based on the principle of maximum membership, the calculation result is a maximum of 0.3243, so the case I is the level; usⅢ ing the Fuzzy Comprehensive Evaluation method to evaluate case II and the calculation result is M2=(0.1478 0.1834 0.2928 0.3028 0.0813). Based on the principle of maximum membership, the calculation results is a maximum of 0.3028, so the Case II is the Ⅳ level. In summary, using the evaluation rated by scoring star ratings and Fuzzy Comprehensive Evaluation method has a good consistency. The usability evaluation of urban ordinary residential has some feasibility.
