The construction project cost control has become the most important building core competencies after the wake of the financial crisis. However, enterprises do not always find a cost effective project management method, which is not the main reason for the problem on the processes and methods, but the technology issues. Traditional techniques(manual budget) for costs associated with the massive organic data(project data) can not achieve real-time computing and multi-disciplinary sharing. Using the quantities software to construct the building information modeling will become the media tool to solve this key problem.Because BIM technology is an emerging technology, people recognize shades of BIM and the understanding of the BIM technology meaning is slightly different. At present, the most direct and widely understand is that BIM is a production tool. Relevant personnel is based on the relevant information and data in the construction project, using the BIM as a platform to build the three-dimensional simulation model simulating the actual operation of the building. At the same time, BIM is also a new management concept, because the architectural models constructing by BIM technology can contain information about the various stages of construction in the construction process, and it can be updated in real time to facilitate the participation and cooperation between parties involved in project in order to achieve the entire process management from design to construction, operation or removal.In support of BIM technologies, architectural design products transit from 2D to 3D or n-dimensional and it maks the parties involved in project can intuitively view design results through the three-dimensional simulation model constructed by BIM software. With the help of building information modeling, the communication become very convenient between the contractors, designers, supervisors and owners. By simulating the construction process,the unreasonable designs can be found before construction, which can be modified before construction. So the design can optimize constantly,that can reduce rework caused by engineering changes, and then reduce unnecessary economic losses. Before actual construction, engineering quantities can be calculated and derived engineering calculation book to help installers to achieve real-time monitoring of supplies and costs, thus providing data base for construction budget.In this paper, using Luban install software to build the specific engineering models to transform the traditional two-dimensional drawings into three-dimensional modeling,and thus derive the engineering calculation book. To analyze and discuss the problems in current calculation of engineering software can provide a reference value for subsequent software applications and software developers fix vulnerabilities continuously.The main contents of this paper includes:(a) This paper researches the development background,concept and characteristics of BIM technology: parametric, object-oriented modeling, interactivity and the development process of construction engineering calculation method. This paper also discusses the advantages of BIM models in the construction industry. At the same time, this kind of softwares is proposed to apply in project quantities statistics.(b) By analyzing the domestic and foreign mainstream BIM count the amount of software, we know that although foreign-based BIM technology has developed some count the amount of software, due to differences in the amount of calculation models and specifications, the BIM software is not able to apply directly on our construction engineering examples. Therefore, we select four major domestic BIM count the amount of software to analyse. The four softwares are Glodon,Tsinghua Brownsvillel, Boo and Luban software. At last we selected Luban software to build BIM and calculate quantities.(c) Took the two-dimensional drawings of Water supply and drainage system of a tall building as the research object, and establish BIM by using the Luban install software.And then engineering quantities can be calculated and derived engineering calculation book toprovide data base for construction budget. At the same time, this paper inspected the collisions exist in pipelines by using the function of collision detection that comes with Luban install software and though simulating construction guide the process of construction in reality.(d) To propose solutions for Luban software problems in the application process. BIM as an emerging technology, there will be some of the issues inevitably in the development process. But with the increased complexity of building systems, people’s requirements are increasing to building. BIM technology can make up for the deficiencies of traditional design, and provide a new approach and direction for the overall design of the building. BIM technology will gradually improve and mature, and promote the process of the construction industry information faster.
