| Today with steadily development of China’s economic situation, China’s real estate market is gradually maturing. But for the small and medium-sized real estate enterprises, the fault-tolerant opportunity is less than before, which are caused by more and more small survival space and the characteristic of its highly capital intensive industry. Once failed, it is difficult to roll over.The central section of real estate enterprise management is the design management. The small and medium-sized real estate enterprises are facing the problems such as their design can’t properly reflect the customer requirements, and design quality problem restrict the construction progress, and so on. This paper mainly aims at analyzing the key issues of design management, and clearly points out the two evils of the small and medium-sized real estate enterprises:Mixed process of decision-making and execution process which caused hasty decision and low execution efficiency, and the insufficient standard of the design management which caused the enterprise’s design management depend on weather.For the problems mentioned above, this paper puts forward two key measures on the basis of the author’s management practice in the enterprise he works and combing theory knowledge he has learned. The first is to ensure the accuracy of its decision-making location, reduce the probability of error, and not affect the later design work advancing speed, enhance the practical efficiency of design by increasing the planning process of project positioning before the design management process, separating the decision-making procedures and execution procedures, making the design decision problems before the project design, and making thoroughly research on the project land acquisition at the same time or before. The second is to focus on design of production standardization. Mainly for the following content:plan phase of facade style and standard model, the early expansion of material equipment selection phase of the fixed version, and construction method in construction drawing stage. The standardization mentioned above is to make sure the minimum standard of design results not limited to the infinite detail mire and betting on the design management work on the specific design personnel’s ability level.Also, this paper put forward to integrating the optimization design process on the basis of the above key optimization measures. The paper divides the design process into four parts (concept design, plan design, preliminary design and construction drawing design) with its special function to ensure the seamless connection from customer to planning, from planning to design, from design to construction.In order to guarantee the implementation of optimization measures, this paper innovatively puts forward to dividing the design department into two parts. One part focuses on the standardization research, closing to the planning sections, or combining them into one in the positioning process of intervention to assist in positioning planning and converts it to design demand. And at last make the planning implemented as the scheme design.Another part focuses on technical management, closing to the project. As the auxiliary project management staff, he should pay attention to tracking the drawing design at the phase of the early expansion and the construction.he should regularly collect first-line actual design problem and feedback of standardized design personnel, on the basis of which he can optimize material equipment to set sampling and construction methods, and then optimizes the design results of the construction drawingAt the same time, this paper puts forward the importance of knowledge management in small and medium-sized real estate enterprises. It advocates the establishment of an independent position to make the standardize enterprise achievements accumulated inheritance with a clear independent responsibility for knowledge management at least.Furthermore, this paper discusses the small and medium-sized real estate enterprises how to solve internal disputes and improve the enterprise’s product design to achieve the aim of integrating internal and external resources reasonably to support the development of itself.Also, this paper takes this opportunity to explore the breakthrough in the product design management as a reference sample for the small real estate enterprises. |
