Research Of Full Life-cycle Cost Control On Project Item With BIM

As a pillar industry of China’s economy, real estate has been rapidly developed in the past few years. However, with the decline in the domestic economy and the reduction in customer’ willingness in purchasing the real estate, the profits era of real estate industry has gradually slipped away. Nowadays, because of the increased uncertainty in fixed asset investment and financing costs for real estate related enterprise, fine cost management has become one of the core competitiveness for major enterprises. The planar traditional cost control theory based on CAD, which only cares about the head and the end of the project(tender and final accounts of completed project), is one static cost control model. With the development of the modern society economy, strange and complex individual building and building group have become more and more, which can be seen everywhere, and the data also converts to Multidimensional pleiotropy from two-dimensional one-way. Nowadays,the traditional cost control management cannot meet the fine management requirement of the full life-cycle cost in the age of Big Data, however, the realization of the full life-cycle cost control can be done by the new technology of building information modeling(BIM).This paper tend to from the perspective of the owner of whole life cycle cost control based on BIM research. By analyzing the full life-cycle cost of the project, this essay is to find out all the construction units of full life-cycle cost. Then the essay focuses on the introduction to the BIM concept and its character to prove that the full life-cycle cost control based on BIM can realize dynamic integration. After that, the essay introduces that how the owner builds the frame of full life-cycle cost control with BIM and how he can realize full life-cycle cost control management with BIM according to the project period,which can be done in 4 phases: in the earlier stage of the project, the dynamic integrated management platform for the cost control shall be constructed; in the medium term, 5D construction simulation, three dimensions of four count comparison and other methods shall be taken into consideration; in the operation period, the BIM and real estate should be combined together to realize fine management of the project cost; and then, using a specific living example shows how the full life-cycle cost control management can be realized with BIM, giving the quantized analyze to the saving cost at different phases。...
