Nowadays, the residential landscape has been placed more and more emphasis.How tospend less cost on constructions to comfort the residents during the process of landscapedesign and post conservation has been the focus of the real estate developers. Costmanagement is the core of the real estate business management, of which the cost control hasbecome a top priority.As for any construction projects, especially the residential real estate developmentprojects, the stage of landscape design plays a decisive role to accomplish the project quality,schedule, cost, comprehensive economic and social benefits as well as the critical stage ofcost control.There are three ways to control the cost during the stage of residential landscape design.They are selected quota design, life cycle cost analysis and value engineering. This paperanalyze the theories of these methods, combining with the characteristics and principles of theresidential landscape design phase cost control, and finally make a conclusion that the theoryof value engineering is the best selection. This paper analyze the theory of value engineeringapplies to optimize the landscape cost by five parts: cost unchanged, function improved;function unchanged, cost reduced; a slight increase in cost, function greatly improved; a slightdecrease in function, cost substantially declined; cost declined, function improved. Use valueengineering can effective coordinated various professional position.This paper studies the practical case by using the value engineering theory.This paper also lists some other landscape cost control methods, such as optimize thedesign company, implement the design tender, prefer the program, organize the designschedule, apply standardized design, strengthen the function of plan approval, theconstruction company participate in the plan approval process,etc.
