| Recently, a number of the urban districts are facing problems such as environmentaldegradation, hypofunction and material aging and so on. With the rapid economicdevelopment, urban district renovations are now facing severe challenges. Three types of thedistricts are particular. The first type is the aging residential sites where quite a few historicalmonuments stand. A lot of researches were aimed on them while successful effects have beenachieved. The second type is combined historical structures with residential sites. The third,we have a mixed district without historical structures. There may be drawbacks existing in thesecond and third type e.g. taking complex architecture styles, immature physical infrastructureand low quality construction for instance. However, there are also many advantages thatcannot be ignored. For example, specified city functions, close relationship within theneighbourhood blooming business and the centralized position. Fewer researches have beenconducted these topics. Therefore, after the ignorance to the construction of the urban districtsand the great demolition in the1990’s, we now start to pay attention to finding the solutions ofthe problems. And that we come up with the methods that can effectively apply to all the threetypes of districts, mentioned above, appears to be of great essence.This paper is mainly talking about the gradual renovation of the urban districts, applying anancient city Baise of Guangxi Province. The paper analyses the theory and practise of the oldcities both in China and abroad. The theory contains implications: Program planning, Processand Economical Policies. Through the process of the theory above, the effectiveness of thetheory can be demonstrated. The final conclusion of the theory is conducting a suitablerenovation planning, using a new type of process and establishing effective financial policies.The gradual renovation provides a new method to the long term sustainable development ofthe urban districts. |
