Construction industry in our country is a labor-intensive, extensive managementindustry, and the information attached on the construction projects is growing aspeople’s higher requirements for the function, appearance and comfort. The difficulty ofengineering management for modern large-scale construction projects increased greatlybecause of the more participation units, long construction cycle and the constructionprocess of large amount of information. In this case, the project cost management iseasy to lead to loss of control relying on the traditional information communicationand management. But building information model constructed by BIM software canintegrate information of all stages and realize cost management before the actualconstruction. It can promote the participation and cooperation of all relevant units fromdesign to construction. And in this way, The situation of overbudget can be avoidedeffectively.According to the present stage problem of cost management in China, this paperhave put forward to introducing the building information model into Cost Management.The present paper uses the method of "distributed" to set up a cost model that based onthe specific engineering from the present situation of BIM applications. This modelis three-dimensional, which is transformed from the traditional2D drawings. And Wecan use it to achieve the whole process of cost management in the true sense.The main completed were as follows:(a) To understand the development of the cost management in China from feudalsociety to the founding of the early, and study two modes of valuation at the presentstage: Quota valuation and bill of quantities valuation. Problems existed inthis valuation show that the traditional cost management has been unable to meet theneeds of the development of current economy and society.(b)Study the basic principle of BIM technology and the basic characteristics ofBIM model: Parameterized, visual, simulative, tuneable and exportable. Explore theadvantages of using BIM model in the construction industry and put forward tointroducing the BIM cost software into cost management. Then various kinds ofdifficult problems in design, construction and cost can be solved in the constructionindustry by Building Information Model instead of2D drawings. So the application of BIM in the management of construction cost is feasible and necessary.(c) Through the survey of BIM cost estimating software that is mainstream at homeand abroad, the possibility of using foreign software is ruled out. Three domestic costsoftwares commonly used: Glodon, Tsinghua Brownsvillel and Luban software arecarried on the contrast analysis, And Luban software was at last selected for its higherperformance to price ratio.(d) Take the construction drawing of Chinese international Plaza constructionproject as the basis, and establish BIM cost model by using the Luban civilengineering software. The cost model was used to calculate all components of theproject. Give its cost information in this model, then export crude cost documents. Thisfile can provide data base for the construction drawing budget。(e) The cost documents derived from Luban civil software can be used as a bridgeto achieve seamless docking between cost model and Luban cost software, and gotConstruction Budget quickly and easily; Meanwhile, the cost model can also be used inthe budget and the settlement during the bidding stage and construction stage. Itcan solve many problems in project cost like the difficulty of information sharing,cost data lag and cost out of control, and realize the whole process of constructionprojects cost management.
