Research On Management Control By Estate Architect

Real estate development is a systematic project, which relates to the field of many related industries and professional technology. Residential project as the mainstream of the real estate development has developed very fast in recent years. Because of its hand to influence and lead the many related industries, and providing with basic living needs, the real estate industry has become the focus of the social concern, and the core industry of the national economy development.The foothold of Real estate is creating high-quality products, designers of the industrial designing chain include from real estate(Party A), several professional design companies and technical manufacturers(Party B). Real estate architect is the main of design line of business, is the upstream of design industry chain. As a Party A, the design management level directly influences the quality of the development project.At present, the project development cycle is so short that a series of problems has appeared in the design industry, such as the indefinite cooperation and communication, losing the orientation of designing, deviating from the design target, etc. It’s a waste of time and social resources. It is a challenge and noticed problem for the real estate architect that how to master the mature management mode, control the project cost, and add value to the design.This paper takes the residential building of real estate development as the research object, comprehensively explores the estate architect management ideas, operation modes and internal demands in the whole designing, mainly carries on the analysis from the product value and cost control in two dimensions, combined with the practical engineering case experience personally involved in the design management, explores methods and skills by efficiently and smoothly creating successful projects. This study tries to be engaged in the design industry for Architects(Party A, B) for reference, in order to achieve smooth, with high quality products to create effective design.
