The AEC industry is an important pillar industry in China, however many construction projects fall into dilemma of low investment benefit, undesirable effects of funds use and uncoordinated inputs and outputs. This not onlyextremely reduces the efficiency of funds use and greatly damages the investment benefits, but also inevitably results in a serious waste of money. Generally speaking, construction projects investment being out of control will delay the schedules and lead to project failures and huge losses. Therefore, in order to avoid the failure of construction projects and gain more benefits, the owners urgently need to explore new technologies, research new methods and improve the traditional management patterns. Under this background, building information modeling(abbreviated BIM) timely emerges.BIM services in the whole life cycle of construction projects and provide information exchange platform for the participating parties to work together, realizing the purpose ofimproving quality, saving cost and shortening the construction period. In practice, BIM, being characterized by parametric modeling, 3D visualizationand a high degree of interoperability information, become an effective means for owners to improve the investmentcontrol level and get a positive return on investment. BIM provides a new perspective for the construction project management, however, it also causes the innovation of management organization, processes and methods, thus restricting its promotion in the AEC industry.Firstly, based on the current situation and problems of investment control, this paper describes the suitability of BIM technology used to control the owners invest and explores the solutions of the whole BIM-investment-control process from the advantages of BIM. service.Secondly, identifying the development and application of BIM technology, this study focuses on the impact of BIM application on project management, including exchange of information, purchasing patterns, the owners processes, organizational structures, in order for the owners to better implement BIM in DBB mode and provide comprehensive plannings and recommendations for project management. Thirdly,by reviewing and summarizing the theory and method of construction project investment, this paperspecifically investigates the content of BIM technology regarding the application in various stages of the projects, the working principle, application and its change for process and method.Finally, we perform a case study. More specifically, the owners are assisted by Luban BIM software to control the investment level of a secondary school project. Then BIM practices are track record, as well as problems and obstacles.On this basis, this paper puts forward the corresponding countermeasures.Studying owners’ investment control under DBB mode is meaningful for the owners to save investment, improve the benefit of investment, and provide support to enhance the quality of management demands. Meanwhile, it is also conducive to the development and promotion of BIM in the AEC industry, especially owner enterprises.
