Research On The Lifecycle Cost Control Based On Bim Techology

The construction industry now faced with two outstanding problems: low efficiency and serious waste. During the whole life cycle of construction project, the consume resources of construction stage is the most largest and complex. The construction stage always make a great variety and massive data information which be closely related with cost. Therefore we must to face with the problem that how to combine the information with cost control. BIM(Information Modeling Building) technology is the outcome of the construction industry information, with all data information as the core model, through the whole life cycle of the construction project, to provide an information integration platform for cost control.Based on literature reading and comparative analysis, this paper introduces the research background and significance firstly, as well as the current situation at home and abroad of BIM technology and construction cost control theory. Then analysis of the problems of the traditional construction cost control, combined with the advantages of BIM technology to bring into the construction cost control system, and expand on the construction enterprise how to develop BIM technology.Secondly, the cost control is divided into advance control and intermediate control. Be aimed at advance cost control, the cost decision model based on BIM technology is created in this paper. The model retrieves some similar projects from the enterprise level BIM database to formulate alternatives, then takes advantage of VE to select the best value solution, and optimizes solution with the BIM virtual construction technology. Ultimately reach the most accurate cost decisions.Finally, be aimed at intermediate cost control which most important, the construction cost control model based on BIM technology is created in this paper. This model regard Glodon BIM 5D as database with earned value method to provide data support for the three big function module of cost monitoring, early warning and prediction. Then find a division of the project for example intuitively introduce the working flow of this model to validate the feasibility and rationality of this model.
