With the rapid development of the national economy,the people’s economic standard of living has increased.Moreover,the growing demand in materials prompted the rapid rise of commercial real estate projects,which has further driven the development of urban economy and met the consumption needs of urban residents.At the same time,as a complex and comprehensive industry,commercial real estate has complex technology,overlapping types of work,and extensive management.The lack of effective and timely sharing of information leads to the frequent occurrence of engineering rework and repair,resulting in low cost control in the construction phase.The emergence of the Building Information Modeling is a new technology that leads the information technology of the construction industry to a higher level.It can provide a collaborative work and information sharing application management platform for solving problems such as informational faults,low efficiency,and delayed response in traditional cost management.At present,BIM technology has been gradually applied in the design and operation phase of commercial real estate.However,there are few studies on the cost control in the construction phase.Based on the advantages of BIM technology visualization and the integration of engineering data information,etc.,the application of BIM technology in the business construction phase is promoted.The cost control level and efficiency of the real estate construction phase are of great significance.From the perspective of construction companies,this paper combined the characteristics of commercial real estate and the application background of BIM technology in the construction phase cost control,and constructed the cost control system of commercial real estate construction phase based on BIM technology.Based on the BIM3 D model,the BIM5 D model of the construction phase is associated with the progress and cost information of the construction project.Combined with the earned value theory method,the construction company can perform cost forecasting,dynamic monitoring,deviation early warning and timely correction during the construction phase,which can truly achieve the dynamic management of cost information in the construction phase.Finally,combining the actual situation of the case project and using the cost control model of the commercial real estate construction phase,this paper proved that the system is applicable and effective.Based on the characteristics of commercial real estate,this paper theoretically demonstrates the implementation process of cost control based on BIM in the construction phase of commercial real estate,expounds the inadequacies of traditional cost control as well as the advantages and measures of adopting BIM technology for cost control during construction phase.In the case of real commercial real estate,the use of BIM technology to dynamically monitor and timely correct the cost of the construction phase can not only optimizes the cost control level in the construction phase,but also improves the cost control ability and efficiency of the construction enterprise.This has strong reference and practical significance for realizing the economic benefits of construction companies and improving the cost control level of commercial real estate construction.
