At present, in the guiding of the supply structure of housing prices adjustment and control, strengthening the land control, and strengthening the construction of affordable housing policy, the real estate industry will gradually farewell high-profit era. Strengthening the management of the company, paying attention to brand construction, improving management efficiency and market positioning will be focused on real estate enterprises. Real estate industry as an important part in the construction of the project, which has the generality of the construction project, such as the huge investment, the longer investment, more channels of funding sources, more participation, and so on. Also, the capital recovery cycle is long, vulnerable to the influence of the macro environment features, especially in the construction stage of real estate project, all kinds of uncertainty factors is more than other fields, and has bigger influence on the real estate projects. To a certain extent, this determines the overall risk of the industry more difficult to estimate.This paper will take the project of Weihai-Sanyuan-xin residence real estate for example. This paper from the perspective of the construction, analytic hierarchy process (AHP) and fuzzy comprehensive evaluation method as main method, respectively analyzes and evaluates the project risk. And then, this paper puts forward the corresponding countermeasures and suggestions.According to the results, the level of this project construction belongs to the category of "the first level of risk", need to be very important management. Among them, the key management of risk factors has progress adjustment, construction material quality, engineering accident. Most belong to the category of "the general management", including earthquake, climate, capital security, application, schedule planning, progress supervision, construction technology, construction, acceptance and application of new technology, new equipment, material application, tender and contract, accidents, additional cost overruns, investment; "Slight management" category includes hydrology corrosion, inflation, and new technology application and other related legal risks specific factors.
