| With the rapid development of market economy, real estate industry in China has received an unprecedented development and become an important pillar industry of the national economy. Residential housing construction project,with a large scale of investment, a long construction period and involving too many risk factors, is the coexistence of high-yield and high-risk project. Therefore, for enterprises engaged in residential housing construction project, risk control and management is an important management activity in whole residential housing construction project operations and is a key factor determining the success of building construction. This paper systematically combs the risk assessment theory of construction project, and takes H House residential housing construction project of Fangxing Company resources development in Beijing branch(Hereinafter referred to as Fangxing Company) as an example for study.Firstly, the problems and causes of the existing risk evaluation system of residential housing construction project of Fangxing company are analyzed, and then the risk factors exiting in the entire operational phase of H House residential housing construction project are re-identified and re-classified, this article build a new risk assessment index system. System construction combines with specific functional settings of Fangxing company,to include the various aspects involved in the process of residential housing construction projects as far as possible. Considering the higher number of risk indicators and participation of experts, principal component analysis is selected as the risk assessment models to assess and analysis the probability of occurrence and the level of impact of the risk. Finally, according to the results of the risk assessment and the actual situation, this paper puts forward corresponding countermeasures to prevent risk from the aspects of strategy, marketing, financial and legal. |
