Research On The Life Cycle Cost Management Of Engineering Project Based On BIM

In recent years, the economy of our country develops rapidly and the living standard was improved quickly. As for buildings, people not only require the basic functions of using or living, but also the requirement of environmental protection, human ecology and sustainable development. The life cycle cost management have the requirement of considering the construction cost and operation maintenance cost comprehensively so that we can realize the minimum of engineering projects’costs and be beneficial to the sustainable development of construction industry and accords with the basic situation of our country, which becomes the development trend of cost management in our country gradually. The appearance and introduction of BIM sparks a new revolution to construction industry, which restores the three-dimensional original architectural design appearance and makes use of characters of itself such as integration, intelligence, digitization and information relevance to create a convenient communicational information sharing platform for different participators. So the participators will cooperate more efficiently and the total life cycle cost management will be more efficiently and executed smoothly.Through the methods of document researches, qualitative researches and case researches, this paper analyzes the problems that are present in engineering cost managements in our country and their causes, puts forwards the life cycle cost management mode, through the feasibility analysis of the life cycle cost management, introduces BIM to cost management. And through the research introductions of BIM technology, BIM software and BIM standard, this paper analyzes the application value of BIM technology in cost management, the specific application of BIM technology in all the phases of life long. Under the base of analysis, this paper analyzes the function requirements and implementation methods of the life cycle cost management information system, builds the life cycle cost management system based on BIM, makes preliminary analysis of system modules and operation. Finally, this paper analyzes the application obstacles of BIM technology in total life cycle cost management in our nation, proposes measures and suggestion aiming at these problems.This paper builds the life cycle cost management system based on BIM. And BIM can improve the defects in traditional cost management efficiently, but the application of BIM will face obstacles inevitably, so it’s necessary to depend on relevant professionals to explore and improve the application of BIM technology in cost management.
