Some Research To The Construction Management Issues Of The EAST Hotel Project

With the rapid development of economy in our country, the star hotel quantity is becoming more and more, meanwhile the management of hotel construction is worth researching and analysising.In this paper,taking a five-star hotel being constructed as a case,the research and analysis include the process of engineer designing,engineer quality、progress and cost controlling, and also the organization structure, project contract, material procurement and the opening preparation,etc.The main problem of the construction management is found that the decoration design is not accordance with architectural design,which causes the change cost increased,the construction time delayed, the contract acted badly,and the preopening time adjusted many times. The main cause of these problems is the first five-star hotel project development to the owner, and the other hand is reflected in decoration design starting time too backward,so many changes coming up, the designing change among the construction give the total cost control contract mode great shock. At the same time, the lag of the construction led the opening time adjust for many times,and the related coordination work can’t entity.In order to solve these problems,the actions detached confirming the decoration effect in time and reducing a wide range of design change;through communication and coordination to promote each professional and decorate late finishing work coordination, and the reasonable opening time formulated by network optimization inversion guaranteed the working time between the logical order in chaos.The measures works in such sides, later implementation accorded to the design effect,material and equipment procurement guaranteed the engineering quality control;after the settlement of disputation;engineering got better in cost increasing and time controlling, also avoid the other adverse conditions(such as wage arrears riot and site safety accident), etc; Reasonable opening time scheduled,also let the preparatory work basic smoothly forward.Through the original plan and the actual execution of project economic efficiency variance analysis, the FNPV of the project after the actual implementation has declined to the original plan, and the IRR is calculated from 9.73% to 8.61%; basic met the requirements of investment objectives. By analyzing this project construction management research, it will provide hotel construction management experience for the comer to participate in the new hotel construction management.Generally, it is worthy to pay attention to the design、the team and the quality、progress、cost control and so on, in order to ensure the constriction smoothly, also should pay attention to proper engineering contract awarding mode selection, investment efficiency reaching the expected target.
